Lack of Secondary Overflow of AC on Second Floor

Posted May 8, 2009 by Scott Patterson - Trace Inspections, TN

Air Conditioner Evaporative Coil Secondary Drain or Shut-off Switch Missing

Note the red plug is where there should be a secondary line.

Air Conditioner Secondary Shut-off Sensor

At the old right plug there is a safety water sensor to shut of the air conditioner for safety

Secondary Overflow Ever notice the water under your car after your AC has been running. This is the AC condensation. in the basement, it goes onto the concrete and there to a floor drain. But if the AC furnace is on the second floor there needs to be the sensor on the right or a pipe with discharge to a conspectus location. If there is malfunction, the water will damage the drywall ceiling below.

Improper Foundation Walls

Posted May 1, 2009 by Kurt Salomon - Advocate Inspections, Midvale, UT

NoFooterUnderCementBlockWall

This is a cement block foundation wall that does not have a footer below the wall as required. To make matters worse this house is in a seismic area.

RailRoadTies

Railroad ties can be used for landscaping, but not retaining walls of a stairway leading to a cellar.

Foundation Walls
The foundation walls and associated footers provide the stability and base of the house. This house, over one hundred years old has several significant defects in regard to the foundation. Some of the foundation walls are dirt, stone and wood. Woo is me.
